Housing Development Projects in the Works

• The Gardens at Briar Creek (295 units) is a Centex Homes project under construction off Western Avenue with available inventory offered at reduced prices.
• Another large project under construction in the unincorporated area of the Valley, Providence Landing (356 units), is building only by contract at this time.
• Another large city-approved project includes Burton Ranch (476 units), formerly the Wye, which was annexed to the city in May 2007. Burton Ranch includes open space and recreational opportunities on 149 acres at Purisima Road and North H Street.
• River Terrace (308 units) is another city-approved project.
• Crown Laurel, approved in 2005 and located at Laurel Avenue and V Street, will begin construction with 73 single family residential units and 23,000 square feet of industrial space.
• The Chestnut Crossing mixed-use infill project, proposed by Martin-Farrell Homes, includes 34 residential and 19 commercial condominiums, as well as 27,550 square feet of commercial development in the Old Town Commercial zoning district at North H Street and Chestnut Avenue.
• Coastal Meadows is a 42-unit townhouse infill development, including on site parking and amenities, proposed by Coastal Vision, Inc, on approximately 3.09 acres at 1275 N. V St.
• The Olson Company has proposed two developments: Mosaic Walk with 60 units, at Ocean Avenue and U Street in the Redevelopment Area, and a 13-unit residential project on 1.36 acres, at Ocean Avenue and R Street.
• Clear Horizons, a 40 unit townhome project at 416 E. Walnut Ave., was approved in 2007.
