To ensure your project moves forward without a hitch, please review these essential requirements for submitting your permit application and construction documents.

Application
To get started, you must first go online to create your customer self serve portal account. Every application must include the following details to be considered complete:

  • Work Description: Clearly identify and describe the work to be covered by the permit.
    Property Information: Provide a legal description, street address, or similar description that definitely locates the proposed work. For grading permits, this includes the lot, block, and tract.
  • Use and Occupancy: Indicate the intended use and occupancy classification for the proposed work.
  • Valuation: State the total valuation of the proposed work.
    Contact Details: For specific permits like grading, you must provide names, addresses, and contact information for the applicant, property owners, and any contractors performing the work.
  • Signatures: The application must be signed by the applicant or their authorized agent. Be prepared to submit evidence of such authority if requested.

Submittal Documents
Your application is only as good as the documents accompanying it. Unless the Building Official grants a waiver, you must submit digital sets of construction documents.

  1. Construction Documents
    These construction documents consist of plans, specifications, and pictorial documents that describe the design and physical characteristics of the project. They must be:
    Drawn to Scale: Plans must be dimensioned and of sufficient clarity to show the location, nature, and extent of the work.
    Professionally Prepared: Documents must be prepared by a registered design professional where required by state law or jurisdiction statutes.
  2. Site Plan
    The submittal must include a site plan drawn to scale from an accurate boundary line survey. It must show the size and location of new construction and existing structures on the site as well as distances from lot lines and established street grades. For projects in Wildland-Urban Interface areas, include topography, access road width/grade, and landscape details.
  3. Supporting Data
    Depending on the scope, you may also need:
  • Structural Design Computations: Calculations and stress diagrams that are complete enough to allow for the verification of individual structural members.
  • Geotechnical Reports: Required for new buildings to evaluate soil conditions and provide foundation recommendations.
  • Specifications: Detailed requirements for materials and quality of work.

The Review Process
Once your application and fees are submitted, the Building Official will review your documents to verify compliance with the code and other pertinent laws. If everything is in order, a permit will be issued. Please note that work must be done in accordance with the APPROVED plans, which cannot be changed without further authorization.
